City of Sydney Council - Our town planner prepared the town planning (Statement of Environmental Effects) report to support a Development Application (DA) for the alterations & addition to an existing recreation facility (indoor) gymnasium in Kent St, Sydney (City of Sydney Council). The major project issues were heritage, pedestrian safety, NCC/BCA compliance, waste management. Some aspects of the DA (the conversion of the loading dock to a new foyer) were originally not supported by Council and our town planner also managed the Section 8.2 Review Application.
The City of Sydney Local Planning Panel (the Panel) concurred with TRANPLAN Town Planning Consultant’s Planning Report and the Traffic & Parking Report, and overturned the original refusal to delete condition 1A from the DA Consent and to allow the removal of the loading dock and lower roller door to facilitate a new foyer and pedestrian access to the gym from Druitt Lane, noting the following:
TRANPLAN Sydney Planning Consultant - Our town planner's project management service supported a development application (DA) and approval by Sydney Olympic Park Authority Our expert town planner prepared the SoEE report, Plan of Management, and architectural design plans for the alterations & addition to a void under existing grandstand within the Genea Netball Centre (Netball Central) for use as a recreation facility (indoor) gymnasium in Olympic Boulevard, Sydney Olympic Park (SOPA). Main project challenges were reviewing the former State Environmental Planning Policy (State Significant Precincts) 2005, Sydney Olympic Park Master Plan 2050 (previously known as SOP Master Plan 2030), and resolving town planning, design, engineering, facility management, NCC / BCA compliance issues.
TRANPLAN Sydney - Our town planning consultant successfully obtained the Complying Development Certificate (CDC) approval from the Principal Certifying Authority (PCA) for alterations & additions of the existing vacant commercial premises and change of use to a Recreation Facility (Indoor): Reformer Pilates Studio on Morts Street, Mortdale.
Challenges of successfully managing the project include reviewing the State Environmental Planning Policy (Exempt and Complying Development Codes) 2008, Georges River Council's Georges River Local Environmental Plan 2021, Georges River Development Control Plan 2021, Section 10.7 Planning Certificate, and liaising closely with the Private Certifier and Architectural Designer to address all the relevant town planning, CDC, design, and National Construction Code (NCC) / Building Code of Australia (BCA) issues such as accessibility, structural adequacy, fire safety, electrical, plumbing, waterproofing, health and safety issues etc. and completing the CDC and Occupation Certificate (OC) submission.
